Worcester To Charles Baker Esqr of [Garry] - Ephraim Stearns Esqr & Seth Hapgood of Petersham Gentlemen all in the County of Worcester within the Commonwealth of Massachusetts & Sufficient Freeholders -                                             Greeting

     Pursuant to the Power and Authority to me given in and by the laws of said Commonwealth, you the above named three persons are hereby recommended & appointed to be a Committee, on oath, to appraise sever and divide all the Real Estate which lies in Common & undivided between the heirs of Pharez Houghton late of said Petersham deceased and Simeon Houghton of Petersham. You are to describe each particular part by itself with their names of distribution [ ] and bounds & number of acres - When you have [ ] said Estate you are to appraise all the Real Estate of said Pharez Houghton Deceased to the present true value thereof - and to set off one full third part thereof to Jemima Houghton the said deceased's Widow for her third or Dower during her natural Life, and what you so Let off you are to inscribe by plain and lasting meets and bounds that so Con[ ] may be prevented upon the diversion of the Dower - When you go about your Work let al parties common have notice, and if any dispute a [ ] about the Quantity of any parcel of land, you may procure an Artist for the Survey thereof, if all said parties are satisfied with your proceeding let them signify the same by countersigning - Finally, seal up this Commission with your doings hereon & return the same with all convenient speed into the Registors Office of Probate by some or one of your [ ].

     Pursuant to the Power given to us the Subscribers, by the Commission hereunto annexed, we have appraised all the Real Estate which lay in Common & undivided Between the Heirs of Pharez Houghton late of Petersham in the County of Worcester Deceased & Simeon Houghton of the same Petersham - Said estate is as follows:
     viz     The Farm Lying in the east part of Said Petersham called the Home Place Containing one Hundred and thirteen acres & sixty four rods, and is Bounded Northerly on the Lands of Seth Hapgood, Samuel Bryant and John Gates; Westerly on the Land of Manasseh Wilder. Southerly on the lands of the Heirs of William Barron Esq Deceased and James Wheeler, and Easterly on Lands of Jotham Houghton; with the Buildings thereon appraised at the Sum of Three Hundred and twenty Pound Lawful money.                                                  320 - 0 - 0
     Also a Pasture lying in the Southeasterly part of Said Petersham Containing Thirty three acres & forty rods, Bounding Northerly on Land of James Wheeler, Westerly on Lands of Reuben Stone and Samuel Bryant, Southerly on land of Jonas Wheeler and Easterly on Land of James Rice appraised at the Sum of Sixty Pounds Lawful money -                              60 - 0 - 0
     Also another Small lot of Land Lying in the westerly part of Said Petersham Containing Six acres, and is the fifth Division lot Laid out to Said Simeon on the original Right of Daniel Houghton appraised at the Sum of one Pound -                                    1 - 0 - 0
     The Whole of the estate Lying Common and undivided Between the Said Pharez and the Said Simeon appraised at the Sum of Three Hundred and Eighty one Pounds - _________

     We then Proceeded to Sever and Divide the Said Real estate in manner following:
     viz     To Simeon Houghton out of the Home farm Sixty three acres and one Hundred and thirty one rods of land Bounding as follows, viz     Beginning at Stake and heap of Stones on the east side of the Road that Crosses Said home Seventeen rods Northward from the South line of the said farm, thence Running East twenty eight Degrees South forty rods to the Corner of the wall, thence Running East thirty seven Degrees South on the line of the Farm Belonging to the Heirs of William Barron Esqr Deceased, nineteen rods, thence South thirty Degrees West on the said Barron farm eighteen rods to the Corner of James Wheeler's farm, thence Running East thirty two Degrees - South ninety rods to heap of Stones, thence North forty four Degrees east, on home Seventeen rods Northward from the South line of the said farm, thence Running East twenty eight Degrees South forty rods to the Corner of the wall, thence Running East thirty seven Degrees South on the line of the Farm Belonging to the Heirs of William Barron Esqr Deceased, nineteen rods, thence South thirty Degrees West on the said Barron farm eighteen rods to the Corner of James Wheeler's farm, thence Running East thirty two Degrees - South ninety rods to heap of Stones, thence North forty four Degrees east, on Jotham Houghton's line forty one rods to heap of Stones, thence North fifty five Degrees east on Said Jotham's line thirty four rods to heap of Stones, thence Running West Twenty nine Degrees North on Seth Hapgood's line one Hundred and Sixteen rods to Said Hapgood's Corner, thence North twenty Degrees East ten rods to Samuel Bryant's Corner, thence Running West twenty Degrees North on Said Bryant's line ten rods & one quarter to heap of Stones, thence running South Thirty two Degrees West Seven rods to a heap of Stones, thence West Twenty nine Degrees North Eleven rods & three quarter of a rod to a heap of Stones, thence West four Degrees South Twelve rods and a half rod to a heap of Stones on a Rock, thence West about four rods to the east Door of the Dwelling House, thence through the house to a West Door, thence West Twenty eight Degrees North six rods and fifteen Links to a Stump tree, thence Running North fourteen Degrees East through about the Middle of the Barn floor; thirteen rods to Samuel Bryant's line, thence Westerly on the line of said farm to the Town road, thence on Southerly on the Bound of the road, to the Bounds first Named.

     We also Set off to the Said Simeon Houghton four acres more on the Lower Side or West Side of the Town road which crosses said farm, Beginning at a heap of Stones on the westerly Side of Said road in line of the late William Barron's Esqr farm, thence Running West thirty Seven Degrees North Forty one rods to a heap of Stones, thence North thirty Seven Degrees East sixteen rods to Stake and heap of Stones, thence east Thirty Seven Degrees South Thirty nine rods to a heap of Stones by said road side, thence on the line of Said road to the Corner first mentioned -
     Also the South end of the House with the Cellar under the Same, with the bedroom on the west side of the Chimney, Reserving to the Heirs of the said Pharez the free liberty of Passing and repassing through the South part of [the] house into the Chamber and Cellar, and through the Same to the North Chamber and Cellar - also the west part of the Barn from a line Drawn through the center of the floorway - Reserving to Both Parties the free Liberty of using the Said great floorway by carting in hay or as there shall be occasion; and also that Both Parties shall have free Liberty to use and enjoy the Corn house and well in common as there shall be occasion; and the lane that leads from the road towards the house is to be kept open as it is now fenced for the free use and Benefit of Both Parties; and a further Privilege is allowed to Both parties to go from the end of the lane to said house and round the Same (and to go to the Corn house) with Farm Carts, horses and to Lay wood near the Dwelling house where it be Convenient; also Liberty to the said Simeon to water his cattle at his [ ] watering place During the Winter season.
     The above Described lands with Buildings and Privileges, with the Reserves we Judge to be worth one Hundred and ninety Pounds ten Shillings and have Let the Same off to Simeon Houghton for his half [of] the Real estate above mentioned -

     And we have Let off to the Heirs of Pharez Houghton Deceased out of Said estate as follows:
viz     about two acres of Land adjoining the Buildings Bounded as follows     viz     Beginning at a Plumb tree [on] the South side of the lane, thence Running North fourteen Degrees through about the middle of the Barn floor thirteen rods to Samuel Bryant's line, thence East Twenty Degrees South on Said Bryant's line thirty eight rods to a heap of Stones, thence South Thirty two Degrees West [eleven] rods to a heap of Stones, thence west Twenty nine Degrees North Eleven rods & three Quarters if a rod to a heap of Stones, thence West for Degrees South twelve rods and a half rod to a heap of Stones on a Rock, thence West about four rods to the east Door of the Dwelling house, thence through the house to [the] west Door, thence Running west twenty eight Degrees North Six rods and fifteen links to the Plumb tree first named, with the north part of the house and Cellar under the Same, and the east end of the Barn, with the Privileges and Reserves before mentioned -     

and Let off to Said Heirs of the Said Pharez off of the Home Place Thirty nine acres of Land Bounded as follows     viz     Beginning on the west side of the Road in the line of Samuel Bryant's land, thence Running west Thirty Seven Degrees North on Said Bryant's and John Gate's line twenty nine rods and a half to heap of Stones, thence South thirty Seven Degrees West on Manasseh Wilder's line Forty two rods to heap of Stones, thence East thirty Seven Degrees South on the line of the farm Belonging to the Heirs of William Barron Esqr Deceased Eighty Seven rods to heap of Stones , thence North thirty Seven Degrees east Sixteen rods to heap of Stones, thence East thirty Seven Degrees South thirty nine rods to the [ ] House Northerly by said Road to the Place of Beginning -

     we then Let off to the Said Heirs four acres and Ninety one rods of Land more off of the Said Home farm, Beginning at a heap of Stones in the northerly line of the Said Barron farm on the east side of the aforesaid Road, thence Running on the Said Road side Northerly Seventeen rods to a heap of Stones, thence East twenty eight Degrees South by the Said Simeon's line Forty rods to the Corner of the wall a top of the hill, thence Running South Forty Degrees West by Said Barron farm twenty three rods to heap of Stones, thence West thirty Seven Degrees North by Said Barron farm thirty Six rods to the road aforesaid -

     also we Let off to the Said Heirs of the Said Pharez the Pasture Lying in the South east part of Said Petersham Containing Thirty three acres and forty rods Bounded as follows:[viz] Beginning at a heap of Stones [at] a Corner of James Rice's Land, thence Running South Twenty five Degrees East on Said Rice's line Eighty four rods to heap of Stones, thence Running West Forty three Degrees South Forty three rods to a heap of Stones, thence Running North Thirty Degrees West on the line of Samuel Bryant's and Reuben Stone's land Eighty two rods to a heap of Stones, thence Northeast Ninety rods by James Wheeler's land to the first Corner - and also Set off to the said Heirs the fifth Division Lot Lying in the west part of Said Petersham Containing Six acres and Bounded as may appear by Plan thereof Recorded in the Proprietors Book of Said Petersham -

     we have Set off the Last mentioned five Parcels of Land to the Heirs of the Said Pharez Houghton Deceased with the Privileges and Reserves, which we Judge to be worth one Hundred & ninety Pounds ten Shillings -
     We then Proceeded to appraise all the Real estate of the Land [of] Pharez Houghton Deceased, which is as follows, viz -
     Part of the Home farm containing Forty five acres and ninety one rods with part
     of the Buildings thereon appraised at one Hundred & Twenty nine Pounds

     The Pasture containing thirty three acres and forty rods Lying in the Southeast

     We then Proceeded and Let off to Jemima Houghton widow of the Said Pharez Houghton Deceased as follows     viz
     about two acres of Land off of the Home Place with the part of the Buildings and Privileges, with the Reserves, and Bounded as may appear by the Division of the estate we have Just made Between Simeon Houghton and Said Heirs - also thirteen acres of Land more Bounded as follows     viz     Beginning on the West side of the Town road that go[es] through the farm on the line of Samuel Bryant's land, thence Running west thirty Seven Degrees North on Said Bryant's line and John Gate's line Sixty four rods to Stake and Stones, thence South Twenty Seven Degrees west Sixteen rods to a heap of Stones, thence East Forty Degrees South thirty nine rods to Stake and Stones, thence South Thirty Seven Degrees west Twenty four rods to a Stake & Stones, thence East thirty Seven Degrees South on the line of Simeon Houghton's Land thirty nine rods to the Road, thence Running on Said Road to the place of Beginning, Reserving a Bridle way through the Premises on the Northerly part [of what] is now used to Land Belonging to Heirs -
     also one other Piece of Land Containing four acres and ninety one rods Bounded as follows viz Beginning at a heap of Stones in the line of the farm Belonging to the heirs of William Barron Esqr Deceased on the East Side of the Road, thence Running Northerly by Said Road Seventeen rods to a heap of Stones [at] a Corner of Simeon Houghton's Land, thence Running east Twenty eight Degrees South by Said Houghton's line Forty rods to the Corner of the wall atop of the Hill, thence South Forty Degrees West on the line of Said Barron's Farm Twenty three rods to a heap of Stones, thence west Thirty Seven Degrees North Thirty Six rods to the place of Beginning - we Let off the above to the Said Jemima for her Thirds or Dower During her Natural Life, which we Judge to be one full third part of the Said Pharez Houghton's real estate and worth Sixty three pounds ten Shillings.

NoteRoseville (now Chaseville), Otsego, NY, USA, "Jerahamel Houghton was the first actor, and made the first movement and struck the first blow as a commencement for the settlement of the place [Roseville, now Chaseville]. He built the house now standing and known as the "Carpenter House," with stone basement, in the "bank" at the foot of the hill, on the east side of the brook that passes the eastern portion of the village. In the basement of that house he had a store of goods as early (as is shown by his still existing sign) as 1794. Soon after this he built a distillery for the manufacture of whiskey, which was the first in town; and not long after he erected a building for an ashery, and commenced making potash. Being a "business man" he soon had an extensive business for those early days. Having arisen by regular gradations in military office up to that of colonel, he was in a position to be looked up to and be held in high respect. The recently closed Revolutionary War, and then threatened second war with Great Britain, and finally proclaimed war of 1812, created and kept alive an active and hot war spirit and veneration for military men.
Military trainings were frequent, and company trainings for an extended district, population being sparse, were held at Colonel Houghton's, which drew together a multitude of people and much patronage to his business.
The natural excitement caused by the war was increased by the volunteering of men fore the army at the company trainings, and afterwards by the drafting of men. On the flat land across the creek south of Colonel Houghton's, on the farm of Mr. Rice, afterwards of Mr. Cable, was a clearing on which Colonel Houghton's regiment sometimes paraded and trained, and the evolutions of the troops among the stumps was quite amusing, but said by military men to be good.
For several years at "Jaff's," as Houghton was familiarly called by his friends, was a stirring and busy place. About 1814 Houghton sold out to a school teacher by the name of Nathaniel Carpenter and went to Ohio. [CJV: continues with a long antedote about his offering a gallon of whiskey to the first men to drive a wagon on the road being built in front of his establishment].10
